Construction/Remodeling
Excerpt from our Rules and Regulation:

19. External or internal construction or alteration of units and exclusive use areas may be performed only after plans have been submitted and written approval is granted by the Architectural Review Board as per the Amended Declaration of Covenants and Restrictions, Section VII.
If work is started without written approval from the Architectural Review Board, the Association will stop all work in progress.
Owners must adhere to the following guidelines:

No work to begin prior to 8:00 a.m. and must be completed by 5:00 p.m.

No work on Saturdays and Sundays.

No work on the following Holidays: Memorial Day, Independence Day, Labor Day.

2021 CHANGES: April 1st to November 15th is the NEW AUTHORIZED PERIOD for individual constructions and renovations.

Rules to Protect Pelican’s Cove’s New Roofs (From Final Roof Report Dec 2020):

* Owners are responsible for the cost of broken tile that results from the negligence of their contractors. From 2022 onwards, a fee of $50 per broken tile has been set; this will be charged to the owner who can then attempt to recoup this cost from his/her contractor.

* Roof Warranty: Work on windows, skylights, and flat roofs require the approval of the POA as this could void the POA’s roof warranty.
Photo: The green marks highlight tiles broken during a recent window installation. Some window companies are more careful than others; for example, one company broke 5 tiles (a cost from now on of $250) while another broke 45 tiles (a cost of $2,250).
