Roof/ceiling water leaks? Who pays for repairs? How to proceed:
Ceiling water leaks in our units could be caused by problems of the roof, windows/doors, or wall structure.

Pelican Cove Roofs done in 2020 have a 10 year warranty. Arrangements have been done with Campany Roof Company to provide assistance when owners face a roof leak.

If you have a water leak problem you need to contact the property manager who will arrange a leak test with the roof company. This test cost $100/150.
If the cause of the leak is due to a roof problem, the roof company will repair it for free and will not charge the $100/150 for the leak test.

If the cause of the leak is not due to the roof and is due to a window/door problem,
then the owner will have to cover $100/150 for the leak test and the needed repairs.

If the cause of the leak is due to a wall structure problem the association will pay for repairs unless the wall structure has been affected by owners’ remodeling (for example windows/doors installed by the owner).
Please avoid calling companies to inspect your leaks before going through the process described above. Workers may brake roof tiles if they do not pay close attention on how to walk on our roofs. We need to protect the tiles and the warranty of our roofs.
Openings are responsibilities of owners:
• Windows, hinged doors, sliding doors, and skylights;
this includes frames, hardware, interior and exterior caulking, screens, and all other opening maintenance/repairs and sealing needs.
